This family had been in Cumberland for over a decade. The schools, the community, the commute — all of it worked. What didn’t work was the home. Low ceilings, a closed-off kitchen, a backyard that got almost no use. With two growing children and a different way of living than when they moved in, the house had quietly become the wrong home for the right suburb.
Renovating had been on the table for years. Three quotes later and the numbers didn’t stack up — disruption, budget blowout risk, and at the end of it still a home that had been patched rather than resolved. A conversation with King Homes NSW changed the framing entirely.

The Design Response
King Homes NSW designed the floor plan from the block and the brief outward — not from an existing catalogue inward. The rear of the home was resolved first, positioning the pool and alfresco for the best solar access and sightlines from the kitchen.

Three things worth
looking closely at.
The Pool-to-Kitchen Connection
The pool isn't visible from just outside — it's visible from the kitchen island. The sightline was designed deliberately. A parent cooking dinner can see where their children are without leaving the room. This is the detail that most floor plans miss entirely.
Upper-Level Master Retreat
The master suite sits on the upper level, separated from the children's bedrooms by the open staircase and study nook. A private balcony faces west — afternoon sun, views over the backyard and pool. Not an optional extra. Designed this way from the first draft.
One Contract. Everything Done.
The pool was designed and built alongside the home — one contract, one builder, one handover. The family moved in to a completed home with a finished pool, landscaping, and pool deck. No disruption after settlement. No second building phase. Done.

Making the pool work on an established suburban block
The block wasn’t large. Fitting a pool, a double garage with internal access, and a covered alfresco alongside a five-bedroom home required careful sequencing of the floor plan from the rear boundary forward rather than from the facade back. The pool had to be positioned first — everything else followed from that decision.
Resolved at design stage — not discovered during construction
King Homes NSW assessed the block during the initial consultation — before any design was committed to. The pool position, setback requirements, and the relationship between the garage access and the pool deck were all resolved in the floor plan before the build began. No surprises on site. The pool was poured with the slab and finished with the home.
