The Story

They loved
the suburb.
Not the house.

This family had been in Cumberland for over a decade. The schools, the community, the commute — all of it worked. What didn’t work was the home. Low ceilings, a closed-off kitchen, a backyard that got almost no use. With two growing children and a different way of living than when they moved in, the house had quietly become the wrong home for the right suburb.

Renovating had been on the table for years. Three quotes later and the numbers didn’t stack up — disruption, budget blowout risk, and at the end of it still a home that had been patched rather than resolved. A conversation with King Homes NSW changed the framing entirely.

“Renovation was just moving the problem around. A rebuild meant we could actually solve it.”

The knockdown rebuild option meant the same block, the same street, the same suburb — but a home designed from scratch around how the family actually lived. Not around the constraints of an existing structure.

Why King Homes NSW

Transparent upfront pricing, in-house design team, and the ability to build the pool alongside the home — one contract, one handover. Everything complete when they moved back in.

01

The Brief

A modern family home designed for indoor-outdoor living — with a pool the whole family could use year-round. More space, better light, and a kitchen that opened to the backyard rather than faced a wall.

02

The Design Response

King Homes NSW designed the floor plan from the block and the brief outward — not from an existing catalogue inward. The rear of the home was resolved first, positioning the pool and alfresco for the best solar access and sightlines from the kitchen.

What Makes This Home

Three things worth
looking closely at.

01

The Pool-to-Kitchen Connection

The pool isn't visible from just outside — it's visible from the kitchen island. The sightline was designed deliberately. A parent cooking dinner can see where their children are without leaving the room. This is the detail that most floor plans miss entirely.

02

Upper-Level Master Retreat

The master suite sits on the upper level, separated from the children's bedrooms by the open staircase and study nook. A private balcony faces west — afternoon sun, views over the backyard and pool. Not an optional extra. Designed this way from the first draft.

03

One Contract. Everything Done.

The pool was designed and built alongside the home — one contract, one builder, one handover. The family moved in to a completed home with a finished pool, landscaping, and pool deck. No disruption after settlement. No second building phase. Done.

The whole process felt different to what we expected. Everything was resolved before we signed — the price, the pool, the finishes. Nothing was a surprise after that.

The Site Considerations
The Challenge

Making the pool work on an established suburban block

The block wasn’t large. Fitting a pool, a double garage with internal access, and a covered alfresco alongside a five-bedroom home required careful sequencing of the floor plan from the rear boundary forward rather than from the facade back. The pool had to be positioned first — everything else followed from that decision.

The Solution

Resolved at design stage — not discovered during construction

King Homes NSW assessed the block during the initial consultation — before any design was committed to. The pool position, setback requirements, and the relationship between the garage access and the pool deck were all resolved in the floor plan before the build began. No surprises on site. The pool was poured with the slab and finished with the home.

The Result

A home designed
around the life they
actually live.

The family moved into a completed home — pool finished, landscaping done, not a single thing left to a second phase. The kitchen faces the backyard. The alfresco runs the full width of the rear. The master suite is exactly where they asked for it to be, with a balcony that catches the afternoon sun.

They’re still in the suburb they never wanted to leave. On the same block. In a home that’s nothing like the one they knocked down.

Common questions

Your existing home is demolished and a completely new home is built on the same block. You stay in the suburb you love — the home is designed from scratch around your brief, your block, and your family. King Homes NSW manages the full process from demolition through to handover.

Yes — and building the pool alongside the home is the most efficient way to do it. One contract, one builder, one handover. The pool is designed and built during construction so you move in with everything complete. No second disruption after you’ve settled in.

Yes — a knockdown rebuild requires you to own the existing property. If you’re considering purchasing a home with the intention of rebuilding, we can assess the block and its potential as part of an early conversation before you commit to the purchase.
