At King Homes NSW, we offer a standard range of 12mm timber-look laminate floorboards with scotia or 450mm x 450mm cushion edge porcelain tiles, but we also understand you might be considering other options. Here’s a quick comparison of the most popular flooring types to help you decide:

Laminate

Pros: Affordable, scratch-resistant, and available in a wide range of timber-look finishes.
Cons: Can be noisy underfoot as it’s floating and can move and also isn’t waterproof, so not ideal for wet areas.

Hybrid

Pros: 100% waterproof, durable, and combines the best of laminate and vinyl. Great for families and high-traffic areas.
Cons: Typically more expensive per sqm than laminate, and requires a flat subfloor for best results. This means some floor levelling may be required.

Vinyl Planks

Pros: Budget-friendly, soft underfoot, and water-resistant. Easy to install and maintain.
Cons: Can dent or fade over time, and doesn’t have the same ‘feel’ as real timber.

Engineered Timber

Pros: Real timber veneer gives a premium, natural look. More stable than solid timber and can be sanded lightly.
Cons: Higher cost and less scratch-resistant than laminate or hybrid.
