Many of our upcoming clients have also chosen to add a concrete King pool to their home build.

What you see here isn’t a catalogue — it’s a cross-section of life at King Homes NSW right now. Each project represents a family at a different point in their journey: some still choosing finishes, others weeks from breaking ground.
No two homes are alike. The couples, the blocks, the briefs, the budgets — everything shapes the outcome. What ties these projects together is a commitment to considered design, resolved long before the first slab is poured.
Projects are named by design style and suburb to give you a sense of the breadth of what we’re working on and where our clients are building across Sydney.

Every project starts with a conversation — not about floor plans, but about how you actually live. Your routines, how your family uses the space, what’s no longer working, and what you want your next home to feel like.
From there, our in-house design team works through it with you — refining layouts, testing ideas, and bringing it to life through sketches, digital modelling and 3D renders. We take the time to get it right upfront, so by the time we reach selections, your home already feels considered, resolved, and ready to build.
Generous alfresco living
Outdoor spaces aren’t an add-on — they’re part of how the home lives. Covered alfresco areas, large openings and seamless indoor-outdoor flow are considered from day one.
Purpose-built home offices
We’re seeing more clients prioritise dedicated workspaces. Not just a desk in a spare room — but considered studios or offices, positioned to give separation from the main living zones.
Considered, timeless finishes
Material selections are becoming more refined. Clients are leaning towards natural textures and cohesive palettes that feel current now, but will still look right in 10+ years.
Designed for how families evolve
Multigenerational living is being planned upfront. Whether it’s a guest suite, future-proofed bedroom, or separate living zone — it’s designed into the home, not added later.

We start by understanding how you actually live — your routines, your family, and what you want your next home to feel like. Not just a checklist of rooms.

Concept Design
This is where ideas take shape. We explore layouts, refine the design, and bring it to life through plans and 3D visuals — working through it with you until it feels right.

In Selections
All finishes, fixtures, and materials are chosen and locked in. With our team guiding you, every detail is considered so there are no surprises later.

Pre-Construction
Engineering, approvals, and site preparation are finalised. Everything is in place so construction can begin with clarity and confidence.
Build your pool
at the ame time.
A concrete King Pool can be added to any home build — coordinated alongside construction so access is easy, trades are already on site, and your landscaping is only done once. You move in with everything complete.
Many of the homes you see on this page have a pool in the brief. It’s one decision, one contract, and one less thing to organise after you’ve moved in.
