Can I modify one of your recommended designs, or do I have to choose it as shown?
You can modify any of our designs — and most clients do. Floor plans can be adjusted, facades changed, rooms added or reconfigured, and internal specifications tailored entirely to you. If none of our recommended designs feel right, we can also design your home from scratch around your brief and block.
How long does the process take from first conversation to moving in?
The design, selections, and approvals process typically takes 3–5 months before construction begins. Single-storey builds generally take 6–9 months to construct; double-storey homes 9–12 months. We’ll give you a clear timeline at the start of your project and keep you updated throughout. Total time from first conversation to handover is typically 12–18 months depending on complexity.
Do I need to have already purchased a lot to talk to you?
No. Many of our clients come to us before settling on a lot — and we can help you understand which frontage and lot size best suits the home you want to build. If you’re still in the process of choosing a lot at Birling Estate, an early conversation with our team can save you from purchasing a block that doesn’t suit your brief.
What's the difference between King Homes NSW and a volume builder?
Volume builders offer a fixed product range with limited modification options, designed to be built at scale with minimal deviation. King Homes NSW operates differently — every home is treated as a custom project. We have the systems of a volume builder (clear processes, upfront pricing, reliable timelines) combined with the design flexibility of a custom builder. You don’t have to choose between certainty and a home that actually suits you.
Who will I be dealing with throughout the build?
You’ll deal with the same team from your first conversation through to handover. We don’t hand clients off to a project manager they’ve never met once contracts are signed.
