When Erin and Ben started looking for the right design for their Wilton block, they walked through our Oxford 30 display home at HomeWorld Leppington — and it clicked immediately. The layout made sense for their land. The proportions felt right. The quality was clear.

What they needed was a builder who could take that design and make it work for their specific site — a sloping block with a 1.5m cross fall that required a considered structural approach. King Homes NSW did exactly that.

Working closely with Erin and Ben, we adapted the Oxford 30 to suit their land, their family’s lifestyle, and their budget — delivering a home they are genuinely proud of, and one that went on to be recognised as an HIA NSW 2025 Project Home Finalist.

Erin and Ben’s Wilton block had a 1.5m cross fall — the kind of site variation that can add significant cost and complexity if a builder approaches it the wrong way. We approached it differently.

The Oxford 30’s centrally located staircase gave us a natural opportunity for an integrated split-level solution — separating zones of the home across the slope without requiring major excavation or expensive retaining structures.

Designed to work with the land

The site's 1.5m cross fall had previously been identified as a challenge, requiring extra excavation, retaining walls and costly engineering solutions. Using the Oxford 30 as the foundation, our team took a different approach. The home's centrally located staircase created an opportunity for an integrated split-level arrangement, allowing the entry, study, powder room and laundry to sit on a separate level while the main living areas remained slab-on-ground.

A practical solution that protected the budget

Rather than fighting the site, we worked with it. By extending the garage width by just one metre, we were able to incorporate the additional internal stairs required for the split-level design. This approach avoided excessive fill, large retaining walls and unnecessary site costs, while preserving valuable backyard space.

Natural light from every angle

Although the home sits on a south-facing block, the Oxford 30's shallow depth and open-plan rear living design bring generous natural light deep into the home through oversized rear windows. A widened entry hallway combined with north-facing sidelights ensures the central corridor feels bright and welcoming from the moment you step inside.

Smart refinements that made a great design even better

The home remained largely true to the display home design, with a series of thoughtful enhancements tailored to the family's lifestyle. Additional storage was created beneath the staircase through custom joinery-matched doors, shelving, lighting and power points, transforming an unused void into valuable everyday storage.

When Erin & Ben first walked through our Oxford display home at HomeWorld Leppington, they immediately saw the potential.

After experiencing setbacks with another builder, they were looking for more than just a home design — they needed a smarter solution for their block, their budget, and the way they wanted their family to live.

Located in Wilton, their site came with a significant 1.5 metre cross fall across the block. Many home designs would have required extensive excavation, retaining walls, and costly structural changes to make the site work. But the Oxford 30 proved to be the perfect foundation.

One of the biggest strengths of the Oxford 30 is its flexibility.

The design already features a centrally positioned staircase, which created a natural opportunity for the home to step with the land rather than fight against it. This allowed our team to adapt the slab levels to suit the slope while maintaining a seamless internal flow throughout the home.

Instead of forcing a completely custom redesign, the Oxford 30 gave Erin & Ben a smarter and more cost-effective solution that still felt highly tailored to their site.

By adapting the design to work with the block, we were able to:

  • reduce unnecessary excavation and retaining
  • minimise additional site costs
  • preserve more usable backyard space
  • maintain the proportions and street appeal of the home
  • create a functional split-level outcome without compromising liveability

It’s a great example of how a thoughtfully designed home can adapt to different sites and lifestyles without needing to start completely from scratch.

While the Oxford 30 already suited the block incredibly well, several refinements were made specifically for Erin & Ben’s family. The garage was widened by one metre to improve functionality and storage, while the split-level design helped naturally separate the living and bedroom zones throughout the home.

Large rear living spaces and oversized windows allow natural light to flood into the main areas, creating a warm and welcoming atmosphere for everyday family life.The result feels open, practical, and highly considered — proving that a repeatable design can still feel incredibly personal when adapted properly.

After their previous experience with another builder, transparency and communication were just as important to Erin & Ben as the design itself. Throughout the build, our team worked closely with them to ensure they understood how the Oxford 30 could be adapted to suit their site while still maintaining budget control and functionality.
