Most builders offer 2.4m ceilings as standard and charge to go higher. Every King Homes NSW build starts at 2.7m — because the difference in how a space feels is significant, and it shouldn’t be something you have to pay extra for.

600mm Smeg built-in oven, gas cooktop and slide-out rangehood — included as standard in every King Homes kitchen. Not an upgrade tier.
20mm stone benchtops
Stone benchtops to kitchen and all wet areas, selected at Studio King from our premium range. Included in your fixed price from day one.
Reece freestanding bath
1,500mm Reece freestanding bath to the main bathroom — a premium inclusion that most builders price as an optional upgrade.
Full floor coverings
Timber-look flooring or 450 x 450mm tiles to main areas. Quality carpet to all bedrooms. Selected at Studio King.
Daikin 14kW ducted AC
Fully ducted, reverse-cycle, zoned air conditioning throughout the entire home.
Coloured concrete driveway
Up to 45m² finished coloured concrete driveway — complete at handover, not an extra.

Everything you need to know
about Studio King.
How long does the selections process take?
Your home selections appointment are scheduled into two appointments: external and internal selections. During these two appointments, you'll choose every internal and external finish in one session — colours, flooring, tiles, cabinetry and more. Following your internal and external appointments, a separate electrical appointment is scheduled with our electrical contractor to map your power points, data, lighting and entertainment room by room.
Can I upgrade my standard inclusions?
Yes. Our standard inclusions are already strong, but if you want to go further our team can show you upgrade options across appliances, tapware, flooring, cabinetry and more. Upgrades are priced transparently and added to your contract before signing.
What should I bring to my selections appointments?
Come with a rough idea of the look and feel you're after — warm or cool tones, contemporary or classic, light or dark. If you've been saving images to Pinterest or Instagram, bring those. Our team will take it from there and help you translate inspiration into real decisions.
Can I bring inspiration images?
Absolutely — and we encourage it. Even if you can't articulate exactly what you want, showing our design team a collection of images you love gives them an immediate sense of your direction. There are no wrong answers at Studio King.
What happens after selections are complete?
Once all selections are finalised and signed off, your documentation package is issued and your build moves into the contract stage. From that point, your selections are locked in — what you chose is what gets built.
Is Studio King appointment only?
Yes. Studio King operates exclusively by appointment, Monday to Friday. This ensures every client gets the full, undivided attention of our design team rather than navigating a busy showroom floor.
