What inclusions come standard with King Homes NSW?
Every King Homes build includes 2,750mmm ceilings, 20mm stone benchtops to kitchen, Smeg 600mm appliances, Daikin 14kW fully ducted AC, Reece 1,500mm freestanding bath, Reece Bathrooms tapware, wood look flooring or 450 x 450 mm tiles to living areas, carpet to bedrooms, coloured concrete driveway and full Studio King selections support. These are included in your price from day one.
Can I upgrade my inclusions?
Yes. Our standard inclusions are already strong, but if you want to go further our Studio King team will show you upgrade options across appliances, tapware, flooring, cabinetry, stone and more. All upgrades are priced transparently.
Are flooring and driveway included?
Yes — both are included as standard. Laminate timber-look flooring or 450 x 450mm tiles to all living areas and hallways, quality carpet to bedrooms, and up to 45m² of coloured concrete driveway finished at handover.
Are Smeg appliances included?
Yes. Every King Homes NSW kitchen includes a Smeg 600mm built-in oven, 600mm gas cooktop and 600mm slide-out rangehood as standard inclusions. These are not a premium tier or an upgrade package — they are included in every build.
Do inclusions vary by home design?
Our standard inclusions are consistent across all King Homes NSW designs. Some items — like walk-in pantries or butler’s pantries — apply where the design includes those spaces. Your New Home Consultant can walk you through exactly what is included for your chosen design. Inclusions may also vary for House & Land packages.
What happens at the Studio King appointment?
Studio King is an appointment-only selections centre in Minto where you’ll choose every finish for your home guided by our in-house design team. You’ll work through external colours, internal palette, flooring, tiles, cabinetry and electrical in a structured sequence across multiple appointments. Every selection is documented and signed off before your contract is issued.
Can I see inclusions in person at a display home?
Yes — our display homes across HomeWorld Oran Park, Menangle Park, HomeWorld Leppington and HomeWorld Box Hill showcase the materials and finishes we use. Some items in our display homes are upgrades — our consultants can walk you through exactly what is standard and what you’re seeing as a premium option.
