This HIA NSW 2025 Custom Home Finalist began with a very specific vision — to create a home that balanced modern family living with practicality, privacy, and strong connection to the outdoors.
Located in Smithfield, this custom knockdown rebuild was designed for a young growing family transitioning from apartment living into a home tailored entirely around the way they live. The brief focused on functionality without compromise: dedicated entertaining spaces, strong indoor-outdoor flow, practical storage, and thoughtful zoning throughout the home.

Together, we designed a 332m² residence on a 575m² block that delivers on all fronts — combining thoughtful zoning, modern street appeal, and budget-conscious decision-making without compromise.

A modern family home designed for indoor-outdoor living — with a pool the whole family could use year-round. More space, better light, and a kitchen that opened to the backyard rather than faced a wall.
King Homes NSW designed the floor plan from the block and the brief outward — not from an existing catalogue inward. The rear of the home was resolved first, positioning the pool and alfresco for the best solar access and sightlines from the kitchen.
The pool isn't visible from just outside — it's visible from the main area. The sightline was designed deliberately. This is the detail that most floor plans miss entirely.

Building on an established block in Smithfield required careful planning long before construction began. With a relatively narrow frontage, neighbouring homes in close proximity, and site access constraints, every element of the design needed to work harder.
The clients wanted a family-sized home, a generous backyard, and a pool while maintaining privacy, natural light, and strong street appeal. Balancing these priorities within council requirements and the realities of the site demanded thoughtful design and detailed upfront planning.
Our team assessed the site’s opportunities and constraints from the outset, allowing key decisions around home placement, pool positioning, privacy, access, and stormwater management to be resolved during the design phase.
Working collaboratively with the clients, we refined the floorplan and external selections to accommodate council and BASIX requirements without compromising the overall vision. By addressing potential issues early, the project progressed smoothly through construction and was delivered on time and within budget.
The family moved into a completed home — with the pool finished. The kitchen faces the backyard. The alfresco runs the full width of the rear.

Located in Smithfield, this custom knockdown rebuild was designed for a young growing family transitioning from apartment living into a home tailored entirely around the way they live. The brief focused on functionality without compromise: dedicated entertaining spaces, strong indoor-outdoor flow, practical storage, and thoughtful zoning throughout the home.
One of the key priorities was creating a layout that could support shift work, leading to the inclusion of a private ground-floor guest suite positioned away from the main living areas. The home also incorporates a dedicated study with a raked ceiling and bench-height window, designed to maximise natural light while maintaining usable wall space.
Throughout the design process, every square metre was carefully considered. A generous mudroom and oversized laundry create a practical transition between the garage and kitchen, while the open-plan living, dining, and kitchen areas connect directly to the outdoor entertaining space and pool.
Rather than dominating the backyard, the pool was designed as a visual centrepiece — visible from the staircase, kitchen, and living areas — while still preserving usable lawn and garden space for the family.
Externally, the home combines light-toned cladding, textured brickwork, and clean architectural lines to create an understated yet memorable street presence that sits comfortably within the established streetscape.
Despite site constraints, council requirements, and complex delivery access, the project was delivered on time and within budget, showcasing the value of thoughtful planning, collaboration, and tailored design.
