Bring your own architect’s plans and we’ll build from them. Come to us with a brief and our in-house design team will create the plans around it. Or start with one of our designs and modify it so significantly it becomes something entirely different.

Our in-house design team has experience with complex projects — sloping sites, irregular lots, challenging aspect, and layouts that don’t fit any existing floor plan. If it can be designed, we can build it.

Built through our Crafted by King custom home service, the design balances architectural presence, natural light, functional zoning, and seamless indoor-outdoor connection — all carefully considered around the family’s lifestyle and the constraints of the site.

Design Flexibility

Standard home designs are built around standard blocks. Most Sydney blocks aren’t standard — they’re irregular, sloping, narrow, deep, or oriented in ways that make a standard design a compromise from the first meeting.

Crafted by King is designed for exactly those blocks. The site is the starting point, and the home is designed from it outward.

Sloping and split-level sites

We use the site's fall as a design opportunity rather than a complication to minimise. Split-level layouts, retained gardens, and lower-ground access can become the home's defining architectural feature.

Narrow lots and tight frontages

Tight frontages require considered design — not just a narrower version of a standard plan. We design for narrow lots from scratch: vertical living, internal courtyards, light wells, side access.

Acreage and rural blocks

Acreage homes need to respond to orientation, wind, view, and how family life actually plays out across a larger site. We assess all of these before we draw a single line.

Multigenerational living

Separated wings, dual entries, shared outdoor space with private living — we've designed homes that work for two or three generations under one roof without compromising either household's privacy.

Home offices and dedicated workspaces

A converted bedroom isn't a home office. We design dedicated, well-lit, acoustically considered work spaces as part of the original brief — not as an afterthought.

Indoor-outdoor integration

Yes — and we actively welcome it. If you’ve already worked with an architect or a draftsperson, bring us those plans and we’ll work from them directly. We don’t require you to use our design team if you’ve already done that work. What we bring is the building capability and the project management to deliver what’s on paper.

Within the constraints of your block, your council’s controls, and structural requirements — yes, effectively everything. Floor plan, room sizes, ceiling heights, facade style, window placement, room configuration. The design is created around your brief, not the other way around.

Single-storey, double-storey, split-level, acreage, narrow lot, multigenerational, homes with pools, home offices — there’s no restriction on home type. The only variables are your site and your brief. We’ve built on challenging sloped sites, irregular lots, and large acreage blocks, and we design differently for each.

Yes — and it’s the most efficient way to do it. We build concrete pools alongside the home under one contract. Pool design, shape, size, and finish are resolved at the same time as your home selections. You move in with the pool done  — no second disruption for the pool.

No. We can begin a design conversation before you’ve purchased. In fact, engaging us early can help you make a more informed decision about a block — we can assess whether your planned design will work on a lot you’re considering and what the constraints or opportunities are before you commit to the purchase.

Custom projects typically have a longer design and approvals phase than standard builds — usually 4–6 months before construction begins, depending on design complexity and approval pathway. Construction time varies with home size and complexity: 9–14 months is typical. We give you a clear timeline at the start of your project and keep you informed throughout.
