King Homes NSW operates across both. We have a Signature Collection of ready designs that can be built as shown or customised to suit your block and lifestyle. For clients who want something fully bespoke, our Crafted by King offering allows you to bring your own plans or work with our team on a one-of-a-kind design. We combine the structure and certainty of a project builder with the flexibility of a custom builder.
What makes your inclusions different from other builders?
Our standard inclusions include items that many builders charge as upgrades — 2,750mm ceilings, 20mm stone benchtops, Smeg 600mm appliances, Daikin 14kW fully ducted air conditioning, a Reece 1,500mm freestanding bath, flooring throughout, and a coloured concrete driveway at handover. These are all included in your price before you choose a single upgrade.
What is transparent upfront pricing?
Our base prices are advertised openly, including site cost allowances. What you see in our pricing is what goes into your contract. We don’t add costs after signing that you weren’t told about upfront. If there are site-specific requirements that affect your price, we discuss them before you sign — not after construction has started.
Can I modify one of your designs to suit my block?
Yes. Every design in our Signature Collection can be modified to suit your specific block — width, orientation, slope, or lifestyle requirements. Our team works with you to adapt the layout before contract so your home is designed for your land, not just fitted onto it.
How does the house and pool process work?
Through King Pools, your pool is designed and built alongside your home under a single contract. This means the pool is coordinated during construction — not dug up after handover. The alfresco and pool are planned together for a seamless indoor-outdoor connection, and you move in with everything complete on day one.
Do you build knockdown rebuilds?
Yes — knockdown rebuilds are one of our core specialties across Sydney and surrounds. We handle the full scope including demolition coordination, design, selections and construction. If you own land in a suburb you love but your existing home no longer suits your family, a knockdown rebuild lets you stay in the location while building exactly what you need.
