Stay in the area
you love.
Build something
better.
A knockdown rebuild lets you stay in the suburb, keep the block, and build exactly the home your family needs — without the compromises and ongoing costs of renovating a home that was never designed around how you live.
The
neighbourhood
you know. A home
built for today.
Most clients who come to us have lived in their suburb for 10, 15, sometimes 20 years. They love where they are — the streets, the schools, the community. What they want to change is the house. A knockdown rebuild is the most direct path to exactly that.
Stay in the suburb you love
No compromise on location. You keep your block, your neighbours, your school catchment — and replace the home sitting on it with one designed for today.
Customise everything
Floor plan, facade, room sizes, indoor-outdoor flow — all designed around how your family actually lives. Not around what a developer thought would sell.
Avoid renovation surprises
Old homes hide problems. Asbestos, substandard wiring, ageing plumbing, structural issues — renovations frequently uncover unexpected costs. A rebuild starts clean.
Long-term value
A new custom home on an established block in an area with strong infrastructure typically holds and grows value better than a renovated home with the same old bones.
Knockdown Rebuild
- Start from scratch — no hidden structural issues
- Design every room around how you live
- 2.7m ceilings, modern proportions throughout
- Transparent pricing before you commit
- New home warranty, energy ratings, modern standards
- Option to add a pool during the build
Renovating
- Hidden structural, electrical and plumbing problems
- Constrained by existing layout and footprint
- Low ceilings and poor proportions remain
- Scope creep and variation costs are common
- Older building standards remain in place
- Pool is a second, separate project and disruption
Designing Around The Way.
This Family Lives.
“Every decision — from the zoning to the pool placement — was designed around how this family would genuinely live day to day.”
— Mark King | Director
What began as a vision for a more considered way of living became an HIA NSW Custom Home Finalist — a knockdown rebuild carefully designed around lifestyle, light, functionality, and long-term family living. Built in Smithfield on a 575m² block, this custom home balances understated architectural presence with highly practical everyday living.
Standout Feature
A thoughtfully planned knockdown rebuild featuring a striking yet understated façade, a light-filled double-storey stair void, dedicated work-from-home spaces, oversized mudroom and laundry zones, and a pool designed as a visual centrepiece — seamlessly connected to the kitchen, living, and outdoor entertaining areas.

Custom Design
Sometimes none of our standard designs is the right fit — and that’s fine. Our in-house design team will design your knockdown rebuild from scratch around your block, your brief, and your budget. We bring a blank canvas and the experience to fill it properly.
For clients with a clear vision, an unusual block, or a brief that the standard range can’t satisfy.
What makes us
the right choice
for a KDR.
A knockdown rebuild is more complex than a standard new build — approvals, existing infrastructure, neighbours. We’ve done it many times and we know where the problems hide before they find you.
Our clients are typically building their second or third home. They ask better questions. We’re set up to answer them properly.
KDR specialists — not just new home builders
We manage approvals, and the complications that come with existing lots. Dedicated KDR experience from day one.
In-house design team
We design around your block and brief — not around a standard catalogue. Your floor plan is resolved before anything is signed.
Transparent, upfront pricing
We price your home properly from the start. No provisional sums, no variation theatre. What you agree to is what you pay.
2.7m ceilings as standard
Every King Homes build — the difference is felt from the moment you walk in.
House + pool under one contract
If you've always wanted a pool, now is the time. We build them alongside your home — same builder, same contract, one handover.
One team from first meeting to handover
You deal with the same people throughout. No unexplained hand-offs, no disconnect between what was agreed and what was built.

Everything you
want to know
before you start.
Most of our KDR clients come to us with the same questions. We’d rather answer them here than have you wonder.
Can I do a knockdown rebuild on my block?
Most established residential blocks in Sydney are suitable for a knockdown rebuild. The key factors are zoning, minimum lot size, floor space ratio, and any heritage or tree overlay controls. We review your block details early in the process and give you a clear picture of what’s possible before you commit to anything.
How long does a knockdown rebuild take?
From first consultation to handover, typically 14–18 months for a standard KDR. Design and approvals take 3–5 months. Single-storey construction 6–9 months; double-storey 9–12 months. Complex sites, heritage overlays, or DA approval (vs CDC) can extend the approvals phase. We give you a clear timeline at the start of your project and update you throughout.
Do I need to have plans ready before contacting you?
No. Many clients come to us before they’ve drawn a single line. Our in-house design team works with you to develop the brief, assess what works on your block, and create a floor plan from scratch. If you do have plans already, we’re equally comfortable working from those and adapting where needed.
Where do I live during the build?
Most KDR clients rent nearby during the build — typically 12–14 months in total. Some clients time the project around the end of a lease or use the period to live with family. We give you a clear construction timeline before you commit so you can plan your accommodation well in advance.
Can I customise the floor plan?
Completely. Our standard designs are starting points — not fixed products. Floor plans, facade styles, room configurations, ceiling heights, window placements — all can be modified around your block and your brief. Clients who come to us with an existing block often have specific requirements that a standard design wouldn’t meet, and we design around those from the beginning.
Can you build a pool as part of the rebuild?
Yes — and we strongly recommend it if you’ve always wanted one. Building the pool during construction means access is simple, trades are already coordinated, and you move in with the backyard complete. Pool design, size, shape, and finish are resolved during your selections process alongside the home, under one contract.
Tell us about
your block and
your brief.
You don’t need to have everything worked out. A street address and a rough idea of what you want to build is enough for us to give you useful, honest advice about what’s possible.
We respond to every KDR enquiry within one business day — usually with specific questions about your block so we can give you a proper answer rather than a generic response.
