This knockdown rebuild showcases the adaptability of King Homes NSW’s Soho design, created for narrow lots. The original home was outdated, inefficient, and poorly designed for modern living. Rather than renovate, the homeowners opted for a brand-new, high-quality residence that maximises space, light, and functionality while enhancing the streetscape.
Using our Soho design as a foundation, we tailored key elements for the 12m-wide block, ensuring a functional layout, strong architectural presence, and energy efficiency. The result is a contemporary, stylish home that seamlessly blends open-plan living, privacy, and outdoor connectivity.
Scope of the Project
This double-storey, 276.86m² home was delivered within a 9m build envelope. Key design features include:
- Urban Farmhouse Façade: A striking double-height pavilion entry for strong street appeal.
- Optimised Floor Plan: Spacious living areas flowing to the outdoor alfresco and pool.
- Functional Zones: A ground-floor guest suite, a raked ceiling with highlight windows, and smart storage solutions.
- Energy Efficiency: Double-glazed windows, upgraded insulation, and passive solar design.
Challenges & Solutions
Building within a narrow lot required careful planning to optimise space while meeting council setback and secondary street frontage requirements. A sewer encasement initially restricted the build footprint, but by working with engineers, we extended it by 5m without added costs.
Managing demolition and construction in an established neighbourhood required strict site safety protocols and scheduling to minimise disruption. Digital project management tools streamlined the build process, ensuring efficiency and quality.
